Do your research
It is vital that you research to find the background of the 
building to get back to the original features. It is likely that the property will have a features from a number of different eras – made by expansions, renovations and adaptions made over time by previous owners.
Depending on your plans, it is an idea to contact your local council to find out your options for what you are capable of doing without planning permission and what you’ll need approval for. Replacing doors and windows, and altering fireplaces or staircases are example that may need consent.
Use the budget wisely
Set aside a budget for each area of the property and add another 30% for contingency. If you are likely to spend most of your time in one area, then it is acceptable to spend more money on that room. Doing so also helps in not tackling the whole house at once. Renovating an area at a time makes the whole project more manageable, meaning that you can learn skills as you go along.
List negotiables and non-negotiables
Know what you want and what you don’t. Preparation to negotiate is paramount, especially as projects never quite go to plan. If it is found that a necessary replacement is double the price you expected, having priorities outlined prepares yourself for dealing with project upheavals in a swift manner whilst being clear on what you want.
